If you're a buyer's agent in Australia looking for software to run your business, you'll come across two kinds of tool. There are platforms built specifically for buyer's agents (BA-ICON, Open BA and AgentHub 360), and there are general-purpose CRMs that some agents adapt to the job (Zoho and Monday). This is an honest, buyer's-agent-specific comparison of all five, so you can see which features are native and which need extra tools bolted on.

BA-ICON: The Established Player
Pricing: $350 + GST/month for a solo operator, with a one-time setup fee that includes a full system setup and integration tailored to your agency; multi-user tiers are "enquire for pricing" (as published on icon.com.au, see Sources). Property data, analytics and due diligence are not native. They come through integrations: an API integration with Stash, plus due-diligence tools available as bookmarked pages inside BA-ICON (Cotality, Gameplans, PriceFinder, Land Checker). Most of these are separate subscriptions, so the real cost is the BA-ICON plan plus those external tools.
What BA-ICON does well
- Integrations are the standout. REI Forms, DocuSign, and Xero integration for contracts, e-signatures, and invoicing.
- Built-in AML/CTF compliance. BA-ICON builds AML/CTF into the CRM, from AUSTRAC enrolment through to client verification.
- Pre-populated selling agent lists by suburb save time building your network database.
- Client portal with two-way communication for property ratings and feedback.
- Custom workflows let you rename pipeline stages to match your process.
Where BA-ICON falls short
- No free trial. You can't try it without booking a demo and going through a sales process.
- No mobile app. Web-only.
- Higher entry price plus a setup fee. $350 + GST/month for a solo operator, with a one-time setup fee on top.
- Property data and due diligence need separate tools. Relies on third-party integrations for property data, analytics and due diligence: an API integration with Stash, plus bookmarked pages to Cotality, Gameplans, PriceFinder and Land Checker, rather than built-in data pipelines.
Best for: Established agencies that rely on REI Forms, DocuSign, and Xero integrations.
Open BA: The Lightweight Challenger
Pricing: $129/month (Essentials, up to 10 active buyer briefs) or $299/month (Business, per seat, unlimited briefs); 7-day free trial.
What Open BA does well
- Inspection reports. Take notes at an inspection and get a professional property review in under 2 minutes.
- Strong social proof. 10+ named testimonials with specific outcomes.
- Low entry price with a 7-day free trial.
- Chrome extension for property sourcing directly from the browser.
Where Open BA falls short
- No mobile app. Web-only, like BA-ICON.
- No email-to-listing parsing. If off-market email processing is your biggest time sink, this gap matters.
- No built-in AML/CTF compliance. You would need a separate tool for KYC and AML obligations.
- Shallower due diligence. Doesn't provide depth of automated checks (bushfire, flood, heritage, zoning, schools, traffic, noise).
- Property analytics needs a separate tool. Leans on a separate htAG integration for property data and analytics, rather than built-in data pipelines.
Best for: Solo agents who want inspection reports and outreach automation at an affordable price.
Zoho CRM: The Configurable General CRM
Pricing: Per-user, tiered plans; check current pricing with Zoho. Zoho CRM is a general-purpose CRM used across many industries, not a buyer's-agent tool, so buyer-agent workflows have to be configured and bolted together yourself.
What Zoho does well
- Highly configurable pipelines, automation and reporting.
- Large integration marketplace plus the wider Zoho suite (Campaigns, Forms, Sign, Books).
- Mobile apps for iOS and Android.
- Low per-user entry price if you're willing to configure it yourself.
Where Zoho falls short for buyer's agents
- Not built for buyer's agents. No off-market email-to-listing, no property due diligence, no suburb research, no buyer briefs out of the box.
- No real-estate AML/CTF compliance (KYC, source of funds, SMR/TTR) built in.
- No buyer-facing property portal. You would build and maintain a custom setup and add separate property research tools on top.
Best for: Teams that already run Zoho across a broader business and are willing to build the buyer-agent workflow themselves.
Monday: The Work-OS You Adapt
Pricing: Per-user, tiered plans; check current pricing with monday.com. Monday is a general work-management and CRM platform, not a buyer's-agent tool.

Best for: Teams that want a highly flexible board-based tool and will build the buyer-agent workflow and research stack around it.

With BA-ICON and Open BA, factor in the paid partner add-ons their property data, analytics and due diligence depend on. Zoho and Monday are priced per user and need separate property research and compliance tools on top.

The takeaway on cost: BA-ICON has the higher solo entry price ($350 + GST/month) and a one-off setup fee, its research, analytics and due diligence run on separate paid third-party tools on top, and its AML and ID verification are billed at $25 per client check. Zoho and Monday look cheap per user but aren't built for buyer's agents, so the real cost is the seats plus the separate research and compliance tools you bolt on. AgentHub 360 bundles inbuilt data intelligence, the buyer portal and marketing tools into the subscription from $249 + GST/month, with the only usage fee being identity verification (IDV) checks from $10 each.

How to Choose
Choose BA-ICON if: You need REI Forms, DocuSign, and Xero integrations today, and you're comfortable with a sales-led plan at $350 + GST/month plus a setup fee.
Choose Open BA if: Inspection reports are your top priority. You want the lowest entry price.
Choose Zoho or Monday if: You already run one across a broader business and are willing to configure it yourself and add separate property research and compliance tools. Neither is built for buyer's agents.
Choose AgentHub 360 if: You run a small-to-medium agency and need to manage a team efficiently. You want due diligence automated from real location-intelligence data across all Australian states, compiled into client-ready reports. Off-market email processing is a big time sink. You want built-in AML/KYC compliance for Tranche 2. You want a native mobile app, company-level analytics, marketing automation, Xero invoicing, and a free branded buyer portal in the same platform.
